Davenport Farm is a private planned community in North Stamford, Connecticut, formed under the Connecticut Common Interest Ownership Act. The community consists of 68 acres including 40 individual homes on approximately 1 acre lots, the private roads (East, West, North and South Lanes) and three parcels of common property which are undeveloped open space left in their natural state. Each lot in Davenport Farm is subject to covenants and restrictions concerning appearance, modification and use of house and grounds that are designed to safeguard and enhance the beauty and value of the community.
The Davenport Farm Homeowners Association is organized to provide services on Association land, roads and individual lots. The Association is governed by a board of directors who are elected at the annual meeting held at the end of each year. At this meeting, the Association also approves the budget proposed by the board for the next year. The principal components of the budget are common property maintenance, insurance, beautification and reserve fund contributions. The budget is funded through common charges payable annually by each member.
